Plan Your Budget & Must-Haves
Start by establishing how much rent you can afford—aim for around 30% of your gross income—and factor in upfront costs like security deposit, application fee, and renter’s insurance. Also, decide on your must-haves, such as in-unit laundry, parking, yard space, or pet-friendliness.
Begin Your Search
Explore rental listings online! Use filters for location, price, amenities, and virtual tours to narrow options fast.
Schedule Viewings
Tour properties in person or explore virtual/3D tours when available. Pay attention to neighborhood safety, traffic, and surroundings—visit at different times if possible.
Submit a Rental Application
Complete an application for each adult who will reside in the property. Expect to provide photo ID, address history, employment details, rental references, and authorization for background/credit checks.
Application Fees & Screening
Landlords typically charge a fee (around $30–$55) to cover screening costs, including credit, criminal, and eviction history checks. These can take from a few hours up to a few days.
Review & Sign the Lease
If approved, review your lease thoroughly. Confirm all terms—move-in date, rent amount, due dates, late fees, pet policies, and maintenance expectations. Ask questions before signing.
Inspect & Move In
Before moving in, document the property’s condition with photos or video and note any existing damage on a move-in checklist. This protects your security deposit when it’s time to move out.
